I want to rent an apartment from a condominium owner. .

More details to this question:
Why should I agree to pay $100 for each repair? I am renting to avoid any extra monthly cost. Shouldn't the condo owner have 100% responsibility to make reasonable repairs? What if the plumbing fails or the stove stops working? What if there is serious electrical issue through no fact of my own? Would that not be the responsibility of the owner?

For the most part, you and the owner can agree on whatever you want, whether the agreed terms are fair or not.  If you don't want to pay for repairs, don't sign a lease until the owner changes that provision.  If the owner refuses, rent a different place.
